Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
How a flat roof survey works in Michelmersh
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are splits and cracks in the covering and failed upstands where the roof meets a wall.
In a small place like Michelmersh, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we need to know
There is no need for technical words. Just tell us:
- The address and postcode of the property
- The reason for the survey, such as buying, a leak or storm damage
- When you need the report by
- Any marks or damp showing indoors
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Michelmersh needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Have any paperwork from past roof work to hand
- Tell us about parking before the day

What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the deck or joists are strong enough
- Hidden layers beneath the covering
- Whether old sheeting or boards contain asbestos
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.
What we look at
- Upstands and outlets
- Felt flat roofs
- Single-ply membranes
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
Common questions in Michelmersh
How do I find out if my home in Michelmersh is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Michelmersh?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see each point for yourself.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
What happens next?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Common roof problems in Michelmersh
Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
We’re frequently asked to look at:
- Edge trims that have lifted or split
- Blisters and bubbles in the covering
- Cracked or split membrane
- Outlets that hold water back
Landlords with a home close to Mottisfont & Dunbridge station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Local flat roofs in Michelmersh
The wider area around Michelmersh has a long history of building, with Mottisfont Abbey about 1.2 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If your home is one of the older ones in the streets near Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

Why it is worth a survey now in Michelmersh
Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
