Flat roof survey in Mottisfont
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey mastic asphalt, upstands and outlets and EPDM rubber, and common reasons people get in touch are blocked or damaged outlets and pools of water lying on the roof.
In a small place like Mottisfont, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We keep jargon out of it: where something needs attention, it says so plainly.

What affects the cost of flat roof surveys
We confirm the price for the job before booking. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can be seen safely
- Roof area
- The use of thermal imaging or a drone
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What to tell us when you get in touch
What helps most when you contact us:
- When you need the report by
- The kind of building and roof involved
- Whether there is a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
What we check
- Upstands and outlets
- Felt flat roofs
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- EPDM rubber
Leave it or get it looked at?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Local flat roofs in Mottisfont
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Mottisfont Abbey, about 0.2 miles north-east, is one of the historic houses in the wider area around Mottisfont. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For landlords with property near Mottisfont & Dunbridge station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Mottisfont, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand

Advice
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Questions from Mottisfont
Do you cover smaller places like Mottisfont?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Mottisfont?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How long will you be at the property?
It typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
How do you inspect a flat roof?
Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for your roof before you book. To get a price, ring 07833 053749 or send us an email.
