When to book a survey in Lockerley
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
Typical things we’re asked to look at include:
- Signs that a stack is leaning
- Damp on a chimney breast inside
- Bricks with flaking faces
- Pots or cowls that look unsafe
If you look after a building such as Lockerley Church of England Endowed Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
- Is VAT included in the price?
- Which parts of the roof they’ll actually see
Chimney surveys for homes and businesses in Lockerley
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photographs and our recommendations. If you’re worried about bricks with flaking faces and loose, cracked or missing pots, a survey will tell you what’s going on, on chimney pots and cowls, flaunching and shared and party-wall stacks alike.
Some older homes in villages like Lockerley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Roof by roof
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
Why act early in Lockerley
If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. For older village homes like those around Lockerley, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Your questions about chimney surveys in Lockerley
Do you survey roofs for landlords with property near Mottisfont & Dunbridge station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will you come out to Lockerley?
Yes, Lockerley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.
What does the report include?
A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is it a problem to have an unused chimney?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.
Do you inspect the flue?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden sides of a shared stack
- Hidden damage within the stack
- Structural calculations for a leaning stack
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

How the survey works
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it normally takes between one and two hours at a house, as part of a look at the roof around the stack. Around Lockerley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Let us know about parking near the property
- Agree roof access with the managing agent if it is shared
- Move anything stored under the loft hatch
How to book
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Roofs, chimneys and gutters in Lockerley
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Mottisfont Abbey, about 1.8 miles east, show how far back building in the area around Lockerley goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Mottisfont & Dunbridge station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St John, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
