Lockerley: your questions answered

Is my home in Lockerley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Lockerley?

Yes, Lockerley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Will you go up on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

About our gutter survey in Lockerley

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey fascias and soffits, downpipes and outlets and hoppers, and people most often book us about leaves and moss blocking gutters and leaking or loose downpipes.

Somewhere as small as Lockerley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Lockerley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What we look at

  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Local roofs in Lockerley

About 1.8 miles east lies Mottisfont Abbey, a reminder of how long the area around Lockerley has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St John are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Mottisfont & Dunbridge station, a dated record of the roof is useful when planning maintenance across a let.

Why act early in Lockerley

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Outbuildings and barns around Lockerley are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

Take a look at what a roof survey costs or what we found on two real jobs.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Different roofs, different checks

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

What we are asked to look at in Lockerley

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

A survey can pick up problems like:

  • Valley or box gutters that overflow inside
  • Dripping or leaking gutter joints
  • Gutters full of debris and silt
  • Blocked outlets and hoppers

Take a building like Lockerley Church of England Endowed Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
