Gutter survey in Carter's Clay: what you get

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you’ve noticed water spilling over the gutter edge and dripping or leaking gutter joints, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Questions from Carter's Clay

Will you come out to Carter's Clay?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Carter's Clay?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does the report include photographs?

Yes. Photos are part of every report.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

How do I arrange a gutter survey in Carter's Clay?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Roofs, chimneys and gutters in Carter's Clay

Mottisfont Abbey, about 1.9 miles north-east, is one of the historic houses in the wider area around Carter's Clay. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Awbridge Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Mottisfont & Dunbridge station, the gap between tenancies is a good time to have the roof looked at.

Carter's Clay is about 4 miles north-west of Romsey, in Hampshire. In Carter's Clay, as across Hampshire, every roof gets the same careful survey. Carter's Clay is one of the places in Hampshire where we work for gutter surveys. You can also see our page for Southampton.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Older roofs in small places like Carter's Clay can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Advice

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Leave gutter checks at height to someone equipped for it
  • Watch for green marks down the brickwork
  • Have gutters cleared at least once a year
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Different roofs, different checks

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

Getting in touch

We will usually ask about:

  • Any photos you have, taken from ground level or a window
  • Any deadline, like an exchange date
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
