Chimney survey in Carter's Clay: what you get

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey chimney pots and cowls, flaunching and shared and party-wall stacks, and common reasons people get in touch are cracked or missing flaunching and mortar washing out of the joints.

In a village or hamlet like Carter's Clay, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Ask about consent before removing a chimney on an older property
  • File photos of the stacks with your home records
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Leave close inspection to people with safe access

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Your questions about chimney surveys in Carter's Clay

Will you come out to Carter's Clay?

Yes, Carter's Clay is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

I let a flat near Mottisfont & Dunbridge station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

What happens if roof problems are left?

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Roofs, chimneys and gutters in Carter's Clay

About 1.9 miles north-east lies Mottisfont Abbey, a reminder of how long the area around Carter's Clay has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like Awbridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at most homes, and more on a big or complicated roof. Rural addresses near Carter's Clay can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors
  • Show us where any leaks or stains appear

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Advice

What we cannot see

It’s useful to know what a survey won’t do before booking:

  • A structural engineer’s assessment
  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks

Do you need a chimney survey in Carter's Clay?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

A survey makes sense if you’ve noticed:

  • Gaps in the mortar around the pots
  • Staining on walls around the chimney
  • Worn or missing pointing
  • Disused chimneys trapping moisture

If you let a flat or house near Mottisfont & Dunbridge station, the gap between tenancies is a good time to have the roof looked at.

  • Whether any drone flown is registered with the CAA
  • How much experience they have with roofs like yours
