How a flat roof survey works in Shipton Bellinger

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed blocked or damaged outlets and leaks around rooflights, we can find out what’s behind it, on upstands and outlets, felt flat roofs and GRP fibreglass alike.

In a small place like Shipton Bellinger, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Your questions about flat roof surveys in Shipton Bellinger

Do you cover Shipton Bellinger?

Yes, Shipton Bellinger is one of the places we work. The survey and report are the same in Shipton Bellinger as anywhere else.

How do I find out if my home in Shipton Bellinger is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What happens after the survey?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

How the survey changes by roof type

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Shipton Bellinger, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the building owner or managing agent
  • Buyers: confirm access with the estate agent or seller

Once you know what you need, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Advice

Common roof problems in Shipton Bellinger

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

We’re often asked to look at:

  • Cracked or split membrane
  • Pools of water lying on the roof
  • Failed upstands where the roof meets a wall
  • Blistering in felt or asphalt

If you live in an older home near Church of St Peter, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep clear of rooflights and fragile roof sheets
  • Limit foot traffic on the covering
  • Check that new brackets or units haven’t damaged the covering
  • Have the roof looked at again after a severe storm

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Landlords, agents and block managers in Shipton Bellinger

Freeholders and residents’ companies use a roof report to plan and budget.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

What a flat roof survey looks like in Shipton Bellinger

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Grateley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Shipton Bellinger Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
