How we price flat roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What we need to know

A little information up front helps. It’s useful to include:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

About our flat roof survey in Great Shoddesden

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about upstands pulling away from walls and splits and cracks in the covering, a survey will tell you what’s going on.

Somewhere as small as Great Shoddesden, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

A survey is a close look at the flat roof, but it can’t do everything. Its limits include:

  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos
  • A promise that the roof won’t leak in future

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What we check

  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Flat and commercial roofs around Great Shoddesden

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Ludgershall Castle Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Grateley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

FAQs for Great Shoddesden

Do you cover Great Shoddesden?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Great Shoddesden listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

How many years has my flat roof got left?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Watch the ceilings below the flat roof for stains
  • Limit foot traffic on the covering
  • Have the roof looked at again after a severe storm

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Surveys for landlords and agents in Great Shoddesden

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Great Shoddesden, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • Keep pets in another room
