Roof leak investigation in Great Shoddesden: what you get

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it’s safe to see it. If you’ve noticed damp walls below an overflowing gutter and ceiling stains that grow after rain, we can find out what’s behind it, on slate and tile slopes, flat roof details and chimney stacks alike.

For a small place like Great Shoddesden, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Where we can’t see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. In a small place like Great Shoddesden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

Leaks and storm damage in Great Shoddesden

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Grateley station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Ludgershall Castle Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Plumbing leaks that look like roof leaks
  • Leaks that only appear in weather we cannot recreate
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we look at

  • The roof space
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings
  • Flat roof details

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. For a village or hamlet like Great Shoddesden, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Great Shoddesden questions

Is Great Shoddesden within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Great Shoddesden in the area you cover?

Yes, Great Shoddesden is one of the places we work. The survey and report are the same in Great Shoddesden as anywhere else, and visits run on weekdays and weekends.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you find a leak when it isn’t raining?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How long will you be at the property?

On site, it normally takes about 1–2 hours at a typical home, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Prices for roof leak investigations in Great Shoddesden

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

These details help when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • What made you get in touch

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Practical tips

Here are a few things we’d tell any owner:

  • Mention any plumbing above the damp area
  • Let us know what has already been tried
  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

How the survey changes by roof type

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.
