Independent flat roof surveys in Warsash

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

About our flat roof survey in Warsash

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. If you’ve noticed a sagging deck under the covering and failed seals around rooflight kerbs, we can find out what’s behind it, whatever the roof.

Around a smaller place like Warsash, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. A visit to Warsash is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Common questions in Warsash

Do roofs near the sea, like those around Warsash, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Do you cover smaller places like Warsash?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Around Warsash, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What this survey cannot tell you

It helps to know what a survey won’t do before you book:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Fragile surfaces, which we do not walk on

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Watch the ceilings below the flat roof for stains
  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Flat and commercial roofs around Warsash

Warsash lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Swanwick station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Hook-With-Warsash Church of England Academy will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Warsash is about 4 miles west of Fareham, in Hampshire. From houses to flats and shops in Warsash, we can survey the roof. We cover towns and villages across Hampshire, from the larger towns to small villages. There’s also a page for Southampton.
