Local flat roofs in Horsebridge

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Mottisfont Abbey, about 2.5 miles south-west, show how far back building in the area around Horsebridge goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Mottisfont & Dunbridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How a flat roof survey works in Horsebridge

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey felt flat roofs, single-ply membranes and EPDM rubber, and people most often book us about signs of deflection in the roof deck and leaks around rooflights.

In a small place like Horsebridge, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Keep records of when the roof was laid and what work has been done
  • Watch the ceilings below the flat roof for stains
  • Never stand on rooflights or fragile sheeting
  • Limit foot traffic on the covering

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Roof by roof

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most houses, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Horsebridge frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Keep pets in another room

When to book a survey in Horsebridge

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Things that often lead to a survey include:

  • Pools of water lying on the roof
  • Signs of deflection in the roof deck
  • Splits and cracks in the covering
  • Outlets choked with leaves and silt

For site and facilities teams at buildings such as King's Somborne Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to check before booking

  • Whether the price includes VAT
  • How long they’ve been surveying roofs
  • Which viewpoints they use to see the roof
  • Are they insured for the work?

What a roof survey includes

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Common questions in Horsebridge

Does a conservation area affect roof work in Horsebridge?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Horsebridge in the area you cover?

Yes. We survey roofs across London and the South East, and Horsebridge is part of that. You can phone 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
