Surveys for landlords and agents in Waltham Chase

Landlords, agents and building managers in Waltham Chase and across Hampshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Flat roof survey in Waltham Chase: what you get

Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re frequently asked to look into blisters and bubbles in the covering and cracked or split membrane, across EPDM rubber, felt flat roofs and GRP fibreglass.

Some older homes in villages like Waltham Chase are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey changes by roof type

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

How we price flat roof surveys

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

A little information up front helps. It is useful to include:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Waltham Chase: your questions answered

How do I find out if my home in Waltham Chase is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Waltham Chase?

Yes. Waltham Chase is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Will this cover the whole house?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

What a flat roof survey looks like in Waltham Chase

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take a building like St John the Baptist Church of England Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Botley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Waltham Chase Methodist Church: the joins between later flat roofs and the old walls are where problems typically start.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Waltham Chase can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Older cottages and farmhouses around Waltham Chase can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
