- Outlets that hold water back
Flat roof survey in Ashton: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. Common reasons to book are edge trims that have lifted or split and blocked or damaged outlets, on EPDM rubber, single-ply membranes and upstands and outlets.
Flat roofs on exposed homes in small places like Ashton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Ashton: your questions answered
Does a conservation area affect roof work in Ashton?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Ashton?
Yes, Ashton is one of the places we work. The survey and report are the same in Ashton as anywhere else.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Ashton, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s assessment of the deck
- Parts of the roof that are not safe to walk on or view
- What’s under the membrane without opening it up
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- GRP fibreglass
- EPDM rubber
- Single-ply membranes
When to book a survey in Ashton
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
A survey can pick up problems such as:
- Cracked or split membrane
- Blisters and bubbles in the covering
- Blocked or damaged outlets
- Ponding water that does not drain away
For landlords with property near Botley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Choosing a roof surveyor
- Are they insured for the work?
- What they will not be able to tell you
- Is VAT included in the price?
- Whether you can ask questions once you have the report
Why act early in Ashton
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Where a roof is exposed, as many are in small places like Ashton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Flat and commercial roofs around Ashton
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you look after a building such as Bishops Waltham Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Peter: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Different roofs, different checks
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
