Ashton Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Ashton, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Gutters full of debris and silt
- Sagging gutters and loose brackets
- Overflowing valley or parapet gutters
Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Gutter survey in Ashton: what you get
Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We are often asked to look into gutters full of debris and silt and sagging gutters and loose brackets, across valley gutters, fascias and soffits and outlets and hoppers.
In a village or hamlet like Ashton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey changes by roof type
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Damage hidden inside walls or behind boards
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Ashton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
How to prepare
- Keep pets in another room
- Show us where any leaks or stains appear

Advice
What else we do in Ashton
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the visit with that in mind.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
FAQs for Ashton
Is Ashton within the area you cover?
Yes, Ashton is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Ashton is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will plan the survey around it.
Do you look in the roof space?
Normally, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Are you insured?
We hold professional indemnity and public liability insurance.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Watch ceilings under valley gutters for fresh marks
- Don’t leave hidden gutters out of a clear-out
- Keep climbers away from the eaves
- Make sure downpipe clips are holding
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
Ashton homes and their roofs
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Take a building like Bishops Waltham Infant School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Botley station, a dated record of the roof is useful when planning maintenance across a let.
