How a flat roof survey works in Upham

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’ve noticed failed seals around rooflight kerbs and blisters and bubbles in the covering, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Upham, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Flat roofs in Upham

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For site and facilities teams at buildings such as Upham Church of England Aided Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Hedge End station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why it’s worth a survey now in Upham

Flat roofs cannot typically be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Older cottages and farmhouses around Upham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Upham, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Tell us where we can park nearby
  • Note where any stains or damp appear

What we cannot see

It is useful to know what a survey won’t do before booking:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Upham: your questions answered

Does a conservation area affect roof work in Upham?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Upham in the area you cover?

Yes. We survey roofs across London and South East England, and Upham is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

How many years has my flat roof got left?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Tips that help

Over many surveys, some simple habits stand out:

  • Make sure new fixings through the roof are properly sealed
  • Note any new marks on ceilings beneath the roof
  • Ask contractors to protect the roof if they work on it
  • Clear roof outlets and gutters each autumn

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
