Upham Pre-Purchase Roof Survey

- Old water stains in the loft space
Pre-purchase roof surveys for homes and businesses in Upham
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed worn or lifted lead flashings and roof slopes that look uneven or sagging, we can find out what’s behind it.
Older buildings in small places like Upham may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Why it is worth a survey now in Upham
Without a survey, you are relying on a glance from the pavement. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in. Older and listed buildings around Upham may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

Buying a home or a new roof in Upham
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most.
For an older house near a landmark such as Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

Your questions about pre-purchase roof surveys in Upham
Is Upham within the area you cover?
Yes, Upham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Upham?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
How long does the survey visit take?
The visit usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. We will give you an idea of timing when booking.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you need to go inside the property?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
How the survey works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Upham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street

Advice
Common roof problems in Upham
The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It’s a frequent finding on older houses and easy to miss from the ground.
It is worth booking a survey if you’ve seen:
- Standing water on a flat extension roof
- Gutters choked with leaves and moss
- Flashings that have lifted or split
- Cracked flaunching or crumbling chimney pointing
If you own a rental within reach of Hedge End station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
What to check before booking
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
- How long they’ve been surveying roofs
- Are they insured for the work?
Before and after the survey
These tips come from what we see on roofs every week:
- Check we will be able to get into the roof space
- Arrange the survey as soon as your offer is agreed
- Ask when the roof was last worked on
- Look for fresh paint on upstairs ceilings at viewings
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Roof by roof
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
