How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Flat roof survey in Curbridge: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and people most often book us about upstands pulling away from walls and outlets choked with leaves and silt.

In a smaller place like Curbridge, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

Some details help us recommend the right survey and price. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

To book a survey, call 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Curbridge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Check we can get to the back of the property
  • Point out any leaks or damp patches
  • Keep pets out of the way during the survey

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Flat roofs in Curbridge

Curbridge is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For any home in Curbridge, it’s the small, early fault that is cheapest to put right.

Common questions in Curbridge

Do you carry out roof surveys in Curbridge?

Yes, Curbridge is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is the coastal weather around Curbridge hard on roofs?

Frequently, yes. Curbridge is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Common roof problems in Curbridge

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Look out for signs like these:

  • Loose or cracked edge trims
  • Outlets choked with leaves and silt
  • Standing water left after rain
  • Splits, cracks and crazing

For landlords with property near Botley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you can ask questions once you have the report
  • Whether they hold professional indemnity and public liability insurance
