How a thermal roof survey works in Curbridge

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. If you are worried about damp patches with no obvious cause and areas of a flat roof that may hold water, a survey will tell you what’s going on, on insulated roof spaces, ceilings below the roof and loft conversions alike.

Around Curbridge, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Why act early in Curbridge

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In an older home around Curbridge, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Independent findings on the roof’s condition
  • We hold a CAA Flyer ID and Operator ID
  • Surveys seven days a week
  • Photographs and a written report every time

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical home; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there frequently is around Curbridge, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Advice

Common questions in Curbridge

Do you cover smaller places like Curbridge?

Yes, Curbridge is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is Curbridge in the area you cover?

Yes, Curbridge is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or use the contact form with the address and some details.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Will thermal imaging find my leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

How do I book a survey in Curbridge?

To book, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What conditions are best for thermal imaging?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Confirming water without moisture readings
  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

  • Ceilings below the roof
  • Loft conversions

Roof by roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • The roof’s overall size

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

Helping us price your survey

There’s no need for technical words. It is enough to tell us:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window

We confirm the exact price before you book, so you know the cost up front. Prices start from £400, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.
