Gutter survey in Curbridge: what you get
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’ve noticed fascia boards damaged by overflowing water and cracked or loose downpipes, a survey will tell you what’s going on, on downpipes, fascias and soffits and eaves gutters alike.
Houses in smaller places like Curbridge can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local roofs in Curbridge
Curbridge is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
For any home in Curbridge, it is the small, early fault that is cheapest to put right.

Honest limits
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- The inside of a downpipe along its whole length
- The inside of buried drains
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

When to book a survey in Curbridge
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.
It’s worth booking a survey if you’ve seen:
- Dripping or leaking gutter joints
- Rotten fascias or stained soffits
- Gutters full of debris and silt
- Cracked or loose downpipes
If you own a rental within reach of Botley station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- Whether VAT is added on top
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How much experience they have with roofs like yours
- How they plan to inspect the roof safely
Different roofs, different checks
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what isn’t.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

FAQs for Curbridge
Is the coastal weather around Curbridge hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Curbridge?
Yes, Curbridge is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
What’s the best way to book?
Just call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Curbridge is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Jot down any questions you want answered
- Note where any stains or damp appear

Advice
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
