Curbridge questions

Is the coastal weather around Curbridge hard on roofs?

It can do. Curbridge is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover Curbridge?

Yes, Curbridge is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long does a roof leak investigation take?

On site, it usually takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Report times depend on the package.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How a roof leak investigation works in Curbridge

Our roof leak investigations cover Curbridge and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us. If you’ve noticed damp walls below an overflowing gutter and staining around the chimney inside, we can find out what’s behind it.

Chimney stacks on older houses around places like Curbridge can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a smaller place like Curbridge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Record whether it leaks in every downpour or only some
  • Tell us about any past repairs to the roof
  • Catch drips in a bucket and protect the floor
  • Mention any plumbing above the damp area

If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Carrying out the fix
  • Leaks that only appear in weather we cannot recreate
  • What’s under the covering or behind the plaster

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.

Common roof problems in Curbridge

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, frequently well away from where it shows.

Here are some of the things we see often:

  • Condensation that looks like a leak
  • Stains around a skylight
  • Wet patches on loft insulation
  • Brown rings on upstairs ceilings

Around Curbridge, as everywhere, small roof faults are simplest to sort before they let water in.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey
  • Whether VAT is in the quoted price

Prices for roof leak investigations in Curbridge

To price your survey, we check:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Booking your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Curbridge roofs and the weather

Curbridge is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you own a rental within reach of Botley station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Curbridge is about 3 miles east of Hedge End, in Hampshire. In Curbridge, as across Hampshire, every roof gets the same careful survey. Our Hampshire coverage includes Curbridge. There is also a page for Southampton.
