Independent flat roof surveys in Northney

Flat roof surveys for homes and businesses in Northney

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at outlets choked with leaves and silt and signs of deflection in the roof deck, on single-ply membranes, mastic asphalt and EPDM rubber.

In a village or hamlet like Northney, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Honest limits

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • A structural engineer’s assessment of the deck
  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

What this survey covers

  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt

How we price flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Roof area
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What we look for on each type of roof

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Practical tips

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • File the paperwork for the roof and any repairs
  • Limit foot traffic on the covering
  • Plan a survey before the covering reaches the end of its usual life
  • Look for standing water a day after rain

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

The survey, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Northney needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • For flats, make sure roof access has been agreed

Booking a survey

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Common questions in Northney

Is Northney within the area you cover?

Yes, Northney is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Northney?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Flat roofs in Northney

Northney lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. With Warblington Castle about 1.1 miles north, Northney sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Warblington School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Warblington station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Church of St Peter, flat-roofed rear additions and dormers added over the years are worth checking.
