Flat roof surveys for homes and businesses in Tye

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about blisters and bubbles in the covering and water getting in at rooflights, we can find out what’s behind it, on upstands and outlets, mastic asphalt and single-ply membranes alike.

In a small place like Tye, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Note where water lies after a downpour
  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss

For landlords and building managers, the report is a dated record of the roof’s condition. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

How the survey changes by roof type

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We look at how the covering is finished around each rooflight and upstand.

When you need someone else

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Tye, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

Advice

Common questions in Tye

Is Tye within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do roofs near the sea, like those around Tye, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How we price flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Anything about access we should know
  • What kind of property and roof it is

We confirm the price for your roof before booking, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

Flat and commercial roofs around Tye

Tye is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. The wider area around Tye has a long history of building, with Warblington Castle about 2 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Emsworth station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you look after a building such as Mill Rythe Junior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Tye is about 3 miles south of Havant, in Hampshire. Bookings from Tye are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Hampshire, from the larger towns to small villages.

Within a short drive, we also cover Gosport (8 miles west), Havant (3 miles north), Fareham (11 miles west), Horndean (7 miles north), Waterlooville (6 miles north-west) and Petersfield (13 miles north).

Around Tye

A little further out are Havant War Memorial Hospital (2.9 miles north-west) and Emsworth Museum (2.4 miles north). Open spaces near Tye include Hayling Billy.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
