Thermal roof survey in Northney

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. If you’re worried about damp that repairs haven’t cured and water that travels before it shows, we can find out what’s behind it.

Villages like Northney often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How the survey changes by roof type

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

FAQs for Northney

Does a conservation area affect roof work in Northney?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Northney?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Thermal roof surveys in Northney: local notes

The coast is about 1 mile or less from Northney, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

With Warblington Castle about 1.1 miles north, the area around Northney has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For site and facilities teams at buildings like Warblington School, a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of St Peter, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Tell us where and when you’ve seen damp or stains
  • Use the report as a baseline for later checks
  • Do not climb onto the roof to look for leaks yourself
  • Check the loft can be reached safely

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Landlord and commercial surveys in Northney

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere like Northney needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
