How we price storm damage roof reports

The price reflects the time and kit the roof needs. The main factors are:

  • Roof area
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Getting in touch

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

Storm damage roof report in Northney: what you get

Our storm damage report gives you an independent, written record of how a storm has affected your roof. We record each area of damage, photograph it and note the likely cause. It is yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We aren’t loss adjusters and can’t say whether a claim will be paid. Typical surveys look at flashings pulled away from walls or stacks and stains appearing after strong winds, on slate and tile slopes, flat roofs and ridges and hips.

Roofs in small places like Northney frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Wind, rain and roofs in Northney

Northney is within about 1 mile of the coast. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. About 1.1 miles north lies Warblington Castle, a reminder of how long the area around Northney has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Warblington station may find that a clear finding on where water gets in helps you brief a roofer straight away. For site and facilities teams at buildings like Warblington School, a leak through a large roof is often found some distance from where the water shows inside. Take an older house close to Church of St Peter: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Northney is about 3 miles south-east of Havant, in Hampshire. From houses to flats and shops in Northney, we can survey the roof. We cover towns and villages across Hampshire, from the larger towns to small villages.

Roof by roof

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

Surveys for landlords and agents in Northney

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How it works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at most homes, and more on a big or complicated roof. For a village or hamlet like Northney, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep receipts for any emergency work
  • Photograph the damage safely from below
  • Ask a roofer for emergency temporary protection if water is coming in
  • Photograph damage inside the house too

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Northney: your questions answered

Does being near the coast affect roofs in Northney?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I find out if my home in Northney is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can I check the roof after a storm?

Safely, from the ground or a window. Don’t use a ladder or go onto the roof. Binoculars can help you see damage from below, and we’ll record the rest.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
