Storm damage roof report in Langstone: what you get

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photographs, and what we think the likely cause is. You can then give it to your insurer with your claim. The decision on any claim rests with your insurer and its policy wording. We’re not loss adjusters, and we cannot tell you whether a claim will succeed. We survey chimney stacks, flashings and flat roofs, and people most often book us about torn or lifted flat roof coverings and damaged gutters and fascias.

Somewhere as small as Langstone, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Repair costs or quotes for the work
  • A decision on your insurance claim
  • The work of a loss adjuster appointed by your insurer

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it normally takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Langstone often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

FAQs for Langstone

Is my home in Langstone listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Langstone, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Langstone is within about 1 mile of the coast.

Should I go up on the roof to take photos?

Stay off the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

Will my insurer pay for an old roof?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.

Is Langstone in your area?

Yes. We survey roofs in Langstone and the rest of Hampshire. For a price, ring 07833 053749 or email us.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What if my insurer declines the claim?

Complain to your insurer first. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, but we cannot say how it will turn out.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Note the date and time you first saw the damage
  • Read your policy wording on storm damage
  • Report the damage to your insurer as soon as you can
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

After the visit, we write up the report with photographs of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

Common roof problems in Langstone

Landlords and building managers often need a written record after a storm. The report can be shared with owners, tenants or insurers.

Typical things we’re asked to look at include:

  • Damage from fallen branches or debris
  • Broken or displaced guttering
  • Flat roof edges peeled back
  • Loose or torn flashings

If you own a rental within reach of Havant station, a tenant living with a leak needs the cause found, not just the stain painted over.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • How they plan to inspect the roof safely
  • What’s outside the scope of the survey
  • When you will get the report

Langstone roofs and the weather

The coast is about 1 mile or less from Langstone, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. With Warblington Castle about 0.8 miles north-east, Langstone sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Saint Nicholas' Chapel, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Take a building like Bosmere Junior School: tracing a leak on a big roof starts with where the water appears and works back.
