Flat roof surveys for homes and businesses in Golden Pot

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, GRP fibreglass and felt flat roofs, and the problems we’re asked to look at most are blistering in felt or asphalt and blocked or damaged outlets.

Some older homes in villages like Golden Pot are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we can’t see

A survey is a close look at the flat roof, but it can’t do everything. Its limits include:

  • Parts of the roof that aren’t safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Common questions in Golden Pot

Do you cover Golden Pot?

Yes. Our area covers London and the South East, and Golden Pot is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

How do I find out if my home in Golden Pot is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years.

How it works

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Golden Pot can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Let us know about parking before the day
  • Gather any invoices or paperwork from past roof work
  • Keep pets in another room

Getting a price

A quick phone call is usually the easiest start: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

When to book a survey in Golden Pot

Water that does not drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Signs worth acting on include:

  • Loose or cracked edge trims
  • Cracked or split membrane
  • Water getting in at rooflights
  • Upstands pulling away from walls
