Pre-Purchase Roof Survey in Golden Pot
A roof survey before you buy a house or flat for Golden Pot and the rest of Hampshire. Surveys run on weekdays, Saturdays and Sundays.
- Gutters choked with leaves and moss
- Signs of past leaks inside the loft
- Quick fixes on flashings and valleys
How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Golden Pot often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Make sure we can get to the back of the property
- Have any questions written down, so nothing gets missed
- If you are buying, check with the agent that we can get in
Book a survey

Advice
How a pre-purchase roof survey works in Golden Pot
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. We are frequently asked to look into quick fixes on flashings and valleys and blocked or leaking gutters, across the roof space, clay and concrete tiles and gutters and downpipes.
Being in a small place like Golden Pot makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Golden Pot homes and their roofs
Hall Place, about 3.5 miles south-west, is one of the historic houses in the wider area around Golden Pot. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Golden Pot is about 3 miles from Lasham Airfield. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Alton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Leave it or get it looked at?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. Where a roof is exposed, as many are in small places like Golden Pot, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

What else we do in Golden Pot
What we look for on each type of roof
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Ask who repairs the roof under the lease
- Find out whether the roof has been replaced or patched
- Notice patches of new decoration in top-floor rooms
- Mention any deadline when you get in touch
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
Golden Pot: your questions answered
Is Golden Pot within the area you cover?
Yes, Golden Pot is on our map. Villages and rural addresses get the same survey as a town house.
Is drone flying allowed in Golden Pot?
Typically it comes down to two things: the airspace at the address and the weather. Golden Pot is about 3 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
Can you survey in bad weather?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
