Pre-purchase roof surveys in Upper Froyle

Upper Froyle homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near Church of St Mary of the Assumption, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Bentley (Hampshire) station may find that a written report helps before buying a rental or paying for a new roof on one.

Upper Froyle is about 3 miles north-east of Alton, in Hampshire. Wherever you are in Upper Froyle, we can come and survey your property. Upper Froyle is one of the towns and villages in Hampshire where we work. For surveys nearby, see our Guildford page.

About our pre-purchase roof survey in Upper Froyle

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you’ve noticed slipped or missing slates and tiles and blistered or split felt on a flat roof, a survey will tell you what’s going on, on the roof space, clay and concrete tiles and flat-roofed extensions and dormers alike.

Some older homes in villages like Upper Froyle are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes an hour or two at a typical house, with time for the loft where it can be reached. Older rural homes like those around Upper Froyle can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Show us where any leaks or stains appear

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Questions from Upper Froyle

Is Upper Froyle within the area you cover?

Yes, Upper Froyle is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Upper Froyle listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Different roofs, different checks

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

These details help when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Upper Froyle, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.
