Pre-purchase roof surveys near Holybourne

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Holybourne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Pre-purchase roof survey in Holybourne: what you get

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey clay and concrete tiles, flat-roofed extensions and dormers and natural slate, and people most frequently book us about loose pots and cracked flaunching and sagging ridge lines or uneven roof slopes.

In a village or hamlet like Holybourne, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Pre-purchase roof surveys around Holybourne

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Bentworth Hall, about 4.6 miles west, show how far back building in the area around Holybourne goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Alton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near Holy Rood Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What this survey can’t tell you

It’s a careful look at the roof, not the whole story. The main limits are:

  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes
  • Clay and concrete tiles

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Notice patches of new decoration in top-floor rooms
  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Arrange the survey as soon as your offer is agreed

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

Holybourne: your questions answered

Does a conservation area affect roof work in Holybourne?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Holybourne?

Yes, Holybourne is one of the places we work. The survey and report are the same in Holybourne as anywhere else, and visits run on weekdays and weekends.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
