Roof surveys for homes and businesses in Golden Pot
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are loose chimney pots and debris building up in roof valleys, on ridges, hips and valleys, natural slate and clay and concrete tiles.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Signs you need a roof survey in Golden Pot
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
Look out for signs like these:
- Worn lead at chimneys and abutments
- Slates or tiles that have slipped or broken
- Condensation or damp timbers in the loft
- Leaking gutter joints and downpipes
Landlords with a home close to Alton station may find that a dated record of the roof is useful when planning maintenance across a let.

Golden Pot questions
Is Golden Pot within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Golden Pot is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How long will you be at the property?
On site, it typically takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Report times depend on the package.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will explain what’s needed.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Golden Pot, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Point out any leaks or damp patches
- For a flat or shared roof, check access with whoever owns or manages the building

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep the report with your property records
- Mention any damp patches when booking
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
