How a chimney survey works in Golden Pot

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’re worried about a chimney out of line and mortar washing out of the joints, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Golden Pot, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Shared and party-wall stacks
  • Flaunching
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Golden Pot can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Check pets are kept safely away
  • Note where any stains or damp appear

Roofs, chimneys and gutters in Golden Pot

About 3.5 miles south-west lies Hall Place, a reminder of how long the area around Golden Pot has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

What we look for on each type of roof

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

When to book a survey in Golden Pot

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey makes sense if you’ve noticed:

  • Staining on walls around the chimney
  • Flaunching that has broken away
  • Pots or cowls that look unsafe
  • A chimney out of line

Landlords with a home close to Alton station may find that a dated record of the roof is useful when planning maintenance across a let.

Your questions about chimney surveys in Golden Pot

I let a flat near Alton station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Will you come out to Golden Pot?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

My chimney looks like it’s leaning. What should I do?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Why act early in Golden Pot

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older cottages and farmhouses around Golden Pot can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
