Chimney survey in Upper Froyle

On terraced and semi-detached houses, a chimney stack is often shared with next door. We check whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and our recommendations. We are often asked to look into pots or cowls that look unsafe and flaunching that has broken away, on flaunching, chimney breasts and brick chimney stacks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Landlord and commercial surveys in Upper Froyle

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Upper Froyle questions

Do you survey roofs for landlords with property near Bentley (Hampshire) station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

Will you come out to Upper Froyle?

Yes. Upper Froyle is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Look at the chimneys with binoculars after a storm
  • Ask for ventilated caps on redundant stacks
  • Use a Gas Safe registered engineer for gas appliances
  • Have brackets on the chimney checked

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What affects the price in Upper Froyle

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • The size of the roof
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What to tell us when you contact us

We’ll usually ask about:

  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof

Not sure which survey you need? It is easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. Around Upper Froyle, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it’s shared
  • Check we can get to the back of the property

Arrange a survey

A quick phone call is usually the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Advice

What we’re asked to look at in Upper Froyle

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.

We’re frequently asked to look at:

  • Bricks with flaking faces
  • Redundant stacks capped without ventilation
  • Gaps in the mortar around the pots
  • Gaps where the stack meets the roof

The streets around a church such as Church of St Mary of the Assumption are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • Will the report include photos?
  • Their drone registration, if they fly one
  • Is VAT included in the price?
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Chimney surveys around Upper Froyle

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Bentley (Hampshire) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Eggar's School, large buildings have long gutter runs and big roofs that need checking like any other.
