Chimney survey in East Worldham: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you are worried about spalled or crumbling bricks and eroded joints in the brickwork, we can find out what’s behind it, on lead flashings, flaunching and chimney breasts alike.

Older buildings in small places like East Worldham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about chimney surveys in East Worldham

I let a flat near Alton station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in East Worldham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Do you inspect shared chimneys?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. For an older or listed building in a place like East Worldham, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Chimney surveys around East Worldham

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Eggar's School, a written record of a large roof helps plan work for the holidays rather than in term time.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Check that disused chimneys can still breathe
  • Note any damp on chimney breasts and when it appears
  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

When to book a survey in East Worldham

Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

Problems we come across often include:

  • Redundant stacks capped without ventilation
  • Gaps where the stack meets the roof
  • Staining on walls around the chimney
  • Signs that a stack is leaning

Landlords with a home close to Alton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Whether the loft space is looked at, where there is one
  • Whether VAT is added on top
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around East Worldham, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent
  • Keep pets in another room

Related advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
