How a chimney survey works in Oakhanger

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We’re often asked to look into flashings pulling away from the stack and redundant stacks capped without ventilation, across chimney breasts, shared and party-wall stacks and lead flashings.

Somewhere as small as Oakhanger, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Ask about consent before removing a chimney on an older property
  • File photos of the stacks with your home records
  • Never climb onto the roof to look at a chimney
  • Have brackets on the chimney checked

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Your questions about chimney surveys in Oakhanger

Does a conservation area affect roof work in Oakhanger?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Alton station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How long will you be at the property?

It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. We will confirm the timing as you book.

Chimney surveys around Oakhanger

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building such as Mill Chase Academy, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St Mary Magdalene's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Alton station may find that a dated record of the roof is useful when planning maintenance across a let.

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

You don’t need to know any roofing terms. Just let us know:

  • Any photos you have, taken from the ground or a window
  • The property’s address and postcode
  • The type of building and roof, like pitched or flat
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or email us.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment
  • Whether the flue is safe to use

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we check

  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Lead flashings

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Oakhanger frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
