Flat roof surveys around Leckford
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Take a building like Test Valley School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Flat roof survey in Leckford: what you get
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. If you’ve noticed outlets that hold water back and gaps at upstands and abutments, a survey will tell you what’s going on.
In a small place like Leckford, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Leckford
Does a conservation area affect roof work in Leckford?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Leckford?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
What does ponding on a flat roof mean?
Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
Does a flat roof survey replace a RICS survey?
No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Do you go up onto the roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Landlords, agents and block managers in Leckford
We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.
What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of the roof that aren’t safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
- Hidden layers beneath the covering
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
What we check
- EPDM rubber
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
How the survey works
After the inspection, everything we found is written up in a report with photos. As for time on site, it usually takes about one to two hours for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Leckford often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors
- For flats, check roof access has been agreed
Arrange a survey

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Common roof problems in Leckford
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Look out for signs like these:
- A sagging deck under the covering
- Upstands pulling away from walls
- Water getting in at rooflights
- Blocked or damaged outlets
Take an older house close to Church of St Nicholas: flat-roofed rear additions and dormers added over the years are worth checking.
Choosing a roof surveyor
