Flat roof surveys for homes and businesses in Longstock

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We’re frequently asked to look into standing water left after rain and blistering in felt or asphalt, across GRP fibreglass, upstands and outlets and EPDM rubber.

Somewhere as small as Longstock, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Longstock: your questions answered

Is Longstock within the area you cover?

Yes. Longstock is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you cover commercial flat roofs around Longstock?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How long is the visit?

It typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Do you need a flat roof survey in Longstock?

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Signs worth acting on include:

  • Splits, cracks and crazing
  • Pools of water lying on the roof
  • Raised blisters across the surface
  • Gaps at upstands and abutments

If yours is one of the older homes in the streets near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • What insurance they carry

  • Whether you can ask questions once you have the report

What to expect from a roof survey

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Longstock needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering
  • Book a survey every few years

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Surveys for landlords and agents in Longstock

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
