Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Leave close inspection to people with safe access
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use a Gas Safe registered engineer for gas appliances
  • Keep track of stains on chimney breasts

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Chimney survey in Longstock

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed lifted or split lead flashings and disused chimneys trapping moisture, a survey will tell you what’s going on, on flaunching, shared and party-wall stacks and brick chimney stacks alike.

Older buildings in small places like Longstock may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

FAQs for Longstock

Will you come out to Longstock?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Longstock?

Yes, Longstock is within the area we cover. Our area covers London and the South East. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Our stack is shared. Can you still survey it?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

How long does the survey take?

Time on site depends on the roof, but most surveys take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How we price chimney surveys

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Which survey package you book
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Local roofs in Longstock

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If yours is one of the older homes in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces like Longstock Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building such as Test Valley School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a chimney survey does not cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks
  • Lead flashings

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes between one and two hours at a typical home, and more on a big or complicated roof. Rural addresses near Longstock can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Leave side gates unlocked

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
