Flat roof surveys for Sarisbury homes and businesses

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. In a smaller place like Sarisbury, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Why us?

  • Independent findings on the roof’s condition
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Customer satisfaction of 98%
  • Professional indemnity and public liability insurance

About our flat roof survey in Sarisbury

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey GRP fibreglass, felt flat roofs and upstands and outlets, and common reasons people get in touch are splits and cracks in the covering and dips that suggest the deck is deflecting.

Outbuildings, garden rooms and garages in places like Sarisbury frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Sarisbury: your questions answered

Is my home in Sarisbury listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Sarisbury?

Yes, Sarisbury is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

What affects the price in Sarisbury

Prices always include VAT. What changes the price is:

  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The shape of the roof and its details

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before you book.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Do you need a flat roof survey in Sarisbury?

Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.

Signs worth acting on include:

  • Splits, cracks and crazing
  • Dips that suggest the deck is deflecting
  • Blocked or damaged outlets
  • Failed upstands where the roof meets a wall

If you live in an older home near Church of St Paul, the joins between later flat roofs and the old walls are where problems normally start.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report
  • What the report includes, and whether it has photos

What to expect from a roof survey

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Sarisbury is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Let us know about parking before the day
  • If it isn’t your property yet, arrange access through the agent
  • Make sure pets are kept safely away

Flat roofs in Sarisbury

Sarisbury lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take a building like Sarisbury Church of England Junior School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Swanwick station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Sarisbury is about 3 miles south of Hedge End, in Hampshire. Houses, flats, blocks and commercial buildings in Sarisbury can all book flat roof surveys. Our area takes in places right across Hampshire, from the larger towns to small villages. We also survey roofs in Southampton.

Different roofs, different checks

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
