Flat roof survey in Ladwell: what you get

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed loose or cracked edge trims and blocked or damaged outlets, a survey will tell you what’s going on, whatever the roof.

In a small place like Ladwell, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the cost of flat roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, like an exchange date
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting
  • File the paperwork for the roof and any repairs
  • Check from a window for ponding after heavy rain

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Your questions about flat roof surveys in Ladwell

Is my home in Ladwell listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Ladwell in the area you cover?

Yes. We cover the whole of London and South East England, and Ladwell is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How many years has my flat roof got left?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

What’s the best way to book?

Just ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Flat roof surveys in Ladwell: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Chandlers Ford station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Ladwell is about 2 miles north of Chandler's Ford, in Hampshire. In Ladwell, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire, large and small. There’s also a page for Southampton.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a small place like Ladwell, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Do you need a flat roof survey in Ladwell?

Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

Things that frequently lead to a survey include:

  • Ponding water that does not drain away
  • Dips that suggest the deck is deflecting
  • Outlets choked with leaves and silt
  • Failed upstands where the roof meets a wall

For site and facilities teams at buildings such as John Keble Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report
  • What the survey won’t cover
