Gutter surveys for Ladwell homes and businesses

About our gutter survey in Ladwell

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. Typical surveys look at water backing up from a hidden gutter and hoppers and outlets full of debris, on downpipes, eaves gutters and fascias and soffits.

Older buildings in small places like Ladwell may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Ladwell

Do you survey roofs for landlords with property near Chandlers Ford station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.

Is my home in Ladwell listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you work in Ladwell?

Yes. We carry out gutter surveys in Ladwell.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Useful tips for Ladwell property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Look out for overflows when it pours
  • Have gutters cleared at least once a year
  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Landlords, agents and block managers in Ladwell

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Why act early in Ladwell

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Where a roof is exposed, as many are in small places like Ladwell, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Ladwell often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Check pets are kept safely away
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any paperwork from past roof work to hand

Getting a price

A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Roofs, chimneys and gutters in Ladwell

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as John Keble Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Chandlers Ford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
