How a gutter survey works in Otterbourne

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. If you’ve noticed downpipes that are split or coming away and water spilling over the gutter edge, we can find out what’s behind it, on outlets and hoppers, eaves gutters and valley gutters alike.

Older buildings in small places like Otterbourne may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Gutter surveys in Otterbourne: local notes

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Otterbourne Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Matthew are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Otterbourne is about 3 miles north-east of Chandler's Ford, in Hampshire. What affects the price in Otterbourne

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Booking your survey

When you call or email, these details help:

  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Otterbourne, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we are looking at
  • Agree roof access with the managing agent if it is shared

Advice

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Otterbourne, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Otterbourne questions

Can a landlord with a rental near Shawford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Will you come out to Otterbourne?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we will plan the survey around it.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

How the survey changes by roof type

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

What we’re asked to look at in Otterbourne

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

We are frequently asked to look at:

  • Gutters full of debris and silt
  • Gutters overflowing in heavy rain
  • Leaks at the gutter joints
  • Choked outlets or hopper heads

If you let a flat or house near Shawford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • What the report includes, and whether it has photographs
  • How soon the report will arrive
  • Whether VAT is in the quoted price
  • Are they insured for the work?
