Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Catch drips in a bucket and protect the floor
  • Mention any plumbing above the damp area
  • Take dated photos of the leak
  • Let us know what has already been tried

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Roof leak investigation in Ladwell

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey flat roof details, slate and tile slopes and lead flashings, and people most frequently book us about brown rings on upstairs ceilings and wet patches high on an inside wall.

Being in a small place like Ladwell makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere like Ladwell needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed

FAQs for Ladwell

Will you come out to Ladwell?

Yes. Ladwell is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Ladwell listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Can you find a leak when it is not raining?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Roof leak investigations around Ladwell

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you own a rental within reach of Chandlers Ford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If yours is one of the older homes in the streets near Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like John Keble Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Why get it checked now?

A leak that returns after a repair usually means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. In a small place like Ladwell, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

How we price roof leak investigations

Our packages start from £150, with VAT included. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone

Booking your survey

A little information up front helps. Please include:

  • The address and postcode of the property
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof

For a price for roof leak investigations in Ladwell, phone 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us give you an accurate price.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What a roof leak investigation does not cover

A survey is a proper look at the leaking roof, but it can’t do everything. Its limits include:

  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads
  • Carrying out the fix

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
