What a survey costs
To price your survey, we look at:
- House, block, shop or office
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- Your timetable, like an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- Anything about access we should know
- What kind of property and roof it is
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
About our flat roof survey in Micheldever
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and the problems we are asked to look at most are raised blisters across the surface and edge trims that have lifted or split.
Somewhere as small as Micheldever, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Tips that help
You do not need to be a roofer to help. What helps most:
- Clear roof outlets and gutters each autumn
- Note where water lies after a downpour
- File the paperwork for the roof and any repairs
- Have the roof looked at again after a severe storm
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
Questions from Micheldever
Do you cover smaller places like Micheldever?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Micheldever?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Will the survey show why my flat roof is leaking?
The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or use the contact form with the details.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
Every roof is different, but as a rough guide the survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Older roofs in small places like Micheldever can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed
- Let us know about parking near the property
Booking a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Flat roof surveys in Micheldever: local notes
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you own one of the older houses in the streets near Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Micheldever station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we’re asked to look at in Micheldever
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Common reasons to book include:
- Splits, cracks and crazing
- Edge trims that have lifted or split
- Blistering in felt or asphalt
- Signs of deflection in the roof deck
Anyone responsible for a site like Micheldever CofE Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Questions to ask before booking
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the roof space is looked at, where there is one
- Their track record with similar roofs
