Flat roofs in Cove
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For site and facilities teams at buildings such as Parsonage Farm Nursery and Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Fleet station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Cove is about 1 mile west of Farnborough, in Hampshire. Houses, flats, blocks and commercial buildings in Cove can all book flat roof surveys. Our area takes in places right across Hampshire, from the larger towns to small villages. Guildford is in our area too.

Flat roof survey in Cove
If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you’re worried about edge trims that have lifted or split and water getting in at rooflights, we can find out what’s behind it, whatever the roof.
Around a smaller place like Cove, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Cove is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.

Advice
Tips from our surveys
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Check new fixings through the roof are properly sealed
- Watch the ceilings below the flat roof for stains
- Clear roof outlets and gutters each autumn
- Keep clear of rooflights and fragile roof sheets
For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

How the survey changes by roof type
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
What this survey can’t tell you
It is useful to know what a survey won’t do before you book:
- Hidden layers beneath the covering
- Fragile surfaces, which we do not walk on
- An exact number of years the roof has left
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Tradespeople may need to travel further to a smaller place like Cove, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Your questions about flat roof surveys in Cove
How do I find out if my home in Cove is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Cove within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
What does ponding on a flat roof mean?
Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Does the report include photos?
Yes. The report includes photos of what we found.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Common roof problems in Cove
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
These are some of the problems a survey can pick up:
- Leaks around rooflights
- Cracked or split membrane
- Damaged trims at the roof edge
- Gaps at upstands and abutments
For an older house near a landmark such as St John the Baptist, the joins between later flat roofs and the old walls are where problems usually start.
What to check before booking
- How they plan to inspect the roof safely
- What experience they bring
- What happens after the report arrives
- What they won’t be able to tell you
