About our gutter survey in Cove

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey valley gutters, downpipes and parapet and box gutters, and common reasons people get in touch are water spilling over the gutter edge and hoppers and outlets full of debris.

Houses in smaller places like Cove can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Where we can’t see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What we need to know

You do not need to know any roofing terms. It’s enough to let us know:

  • Any deadline, like an exchange date
  • Anything about access we should know
  • Any marks or damp showing indoors
  • The kind of building and roof involved

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

What a gutter survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Hidden sections we cannot view safely

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters
  • Downpipes

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes between one and two hours at most homes, and longer for a large or complex roof. In a smaller place like Cove, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with the building owner or managing agent

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Local roofs in Cove

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you run a business near Hart Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark such as St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Cove

Do you survey roofs for landlords with property near Fleet station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I find out if my home in Cove is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey seven days a week.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or use the contact form.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.

What we are asked to look at in Cove

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

These are some of the problems a survey can pick up:

  • Leaks at the gutter joints
  • Gutters overflowing in heavy rain
  • Leaves and moss blocking gutters
  • Blocked outlets and hoppers

If you look after a building like Parsonage Farm Nursery and Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether you get a written report with photos
  • Whether you can ask questions once you have the report
  • Their track record with similar roofs
  • How they plan to inspect the roof safely

What to expect from a roof survey

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
