Tips from our surveys

These tips come from what we see on roofs every week:

  • Plan a survey before the covering reaches the end of its usual life
  • Look for standing water a day after rain
  • Limit foot traffic on the covering
  • Check the outlets after the leaves fall

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

How a flat roof survey works in Mytchett

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’ve noticed blocked or damaged outlets and edge trims that have lifted or split, a survey will tell you what’s going on, on single-ply membranes, EPDM rubber and felt flat roofs alike.

In a smaller place like Mytchett, some flat roofs sit in the open, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

We keep jargon out of it: if work is needed, the report says so clearly.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Parts of the roof that are not safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • A promise that the roof won’t leak in future

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Flat roofs in Mytchett

Wanborough Manor, about 4.9 miles south-east, is one of the historic houses in the wider area around Mytchett. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Mytchett Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Do you need a flat roof survey in Mytchett?

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

It’s worth booking a survey if you’ve seen:

  • Blistering in felt or asphalt
  • Ponding water that does not drain away
  • Loose or cracked edge trims
  • Outlets that hold water back

If you own a rental within reach of Farnborough North station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book any roof surveyor

  • Whether the inside of the roof is included
  • Whether any drone flown is registered with the CAA
  • Are they insured for the work?
  • What’s outside the scope of the survey

Getting in touch

What helps most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Mytchett is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets inside or away from the areas we’re looking at
  • Gather any invoices or paperwork from past roof work

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Mytchett: your questions answered

Do you cover smaller places like Mytchett?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Mytchett is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens after the survey?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or send us an email with the address.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
