Chimney surveys around Mytchett

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.9 miles south-east lies Wanborough Manor, a reminder of how long the area around Mytchett has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Homes near green spaces like Frimley Lodge Park can get more leaves in their gutters in autumn. For site and facilities teams at buildings like Mytchett Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Mytchett is about 2 miles south of Frimley, in Surrey. We visit Mytchett as part of our work across Surrey. We cover towns and villages across Surrey, from the larger towns to small villages. You can also see our page for Guildford.

Chimney survey in Mytchett: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We are often asked to look into frost-damaged brickwork on the stack and gaps where the stack meets the roof, across lead flashings, brick chimney stacks and chimney pots and cowls.

In a smaller place like Mytchett, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why act early in Mytchett

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. In an older home around Mytchett, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Mytchett: your questions answered

Do you survey roofs for landlords with property near Farnborough North station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building.

Do you cover smaller places like Mytchett?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a chimney survey cover?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

My chimney looks like it’s leaning. What should I do?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Does the report include photos?

Yes. Photos are part of every report.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Why is my chimney breast damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

Signs you need a chimney survey in Mytchett

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Common reasons to book include:

  • A stack that appears to lean
  • Worn or missing pointing
  • Bricks with flaking faces
  • Gaps where the stack meets the roof

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey includes

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like Mytchett is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches

What a chimney survey does not cover

A survey is a careful look at the chimney stack, but it can’t do everything. Its limits include:

  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use
  • Hidden damage within the stack

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we check

  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks

How we price chimney surveys

When we price a survey, we consider:

  • The roof’s overall size
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block
  • Any deadline, like an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
