Flat roofs in Middleton

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to Church of St Nicholas: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Longparish Church of England Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Middleton is about 4 miles east of Andover, in Hampshire. Middleton is part of the area we cover across London and South East England. Middleton is one of the places in Hampshire where we work for flat roof surveys. There’s also a page for Southampton.

How a flat roof survey works in Middleton

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed dips that suggest the deck is deflecting and loose or cracked edge trims, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Middleton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Fragile surfaces, which we don’t walk on

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What we look at

  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

Leave it or get it looked at?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. In a small place like Middleton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Prices for flat roof surveys in Middleton

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Booking your survey

There’s no need for technical words. Just let us know:

  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window

Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Middleton frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Note where any stains or damp appear
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared

Advice

Signs you need a flat roof survey in Middleton

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

It’s worth booking a survey if you’ve seen:

  • Outlets that hold water back
  • Dips that suggest the deck is deflecting
  • Leaks around rooflights
  • Damaged trims at the roof edge

If you own a rental within reach of Whitchurch (Hampshire) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Whether VAT is added on top
  • What follow-up you get after the report
  • How soon the report will arrive
  • Are they insured for the work?

What a roof survey includes

Different roofs, different checks

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Middleton questions

How do I find out if my home in Middleton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Middleton in the area you cover?

We do. The survey and report are the same in Middleton as anywhere else.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or drop us an email with the address.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Can you tell me how long my flat roof will last?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
