Flat roof surveys near Borden

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Borden needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

How a flat roof survey works in Borden

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. Common reasons to book are damaged trims at the roof edge and a sagging deck under the covering, on felt flat roofs, GRP fibreglass and mastic asphalt.

Somewhere as small as Borden, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • Which survey package you book

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Hidden layers beneath the covering
  • A promise that the roof will not leak in future
  • Testing older roof sheets for asbestos

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

Do you need a flat roof survey in Borden?

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Things that often lead to a survey include:

  • Edge trims that have lifted or split
  • Ponding water that does not drain away
  • Water getting in at rooflights
  • Outlets choked with leaves and silt

For landlords with property near Liss station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring
  • Whether the roof space is looked at, where there is one
  • How soon the report will arrive

Your questions about flat roof surveys in Borden

Is my home in Borden listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Borden within the area you cover?

Yes, Borden is on our map. A small place gets exactly the same survey as a big one.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Will you walk on the flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

How long will you be at the property?

Most surveys take about one to two hours for a house, and more on a big or complicated roof. We’ll confirm the timing when booking.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or use the contact form with the details.

Flat roof surveys around Borden

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Cowdray House, about 4.4 miles south-east, is one of the historic houses in the wider area around Borden. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If yours is one of the older homes in the streets near Church of St Peter, the joins between later flat roofs and the old walls are where problems usually start.

Useful tips for Borden property owners

A survey works best with a little help from you, before and after. Tips:

  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof
  • Check the outlets after the leaves fall

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
