Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Roof survey in Borden

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. If you’re worried about worn or blocked valleys and flashings that have come away from the wall, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Borden, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about one to two hours at most homes, and more on a big or complicated roof. Around Borden, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Check the loft hatch can be reached
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller

Your questions about roof surveys in Borden

I let a flat near Liss station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details.

How do I find out if my home in Borden is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first. With Cowdray House about 4.4 miles south-east, the area around Borden has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Landlords with a home close to Liss station may find that the gap between tenancies is a good time to have the roof looked at.

What a roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

Getting in touch

You do not need to know any roofing terms. It is enough to tell us:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.
